Portland Fourplex Homes (or Quadplexes) are a bit rarer than duplexes and triplexes, but you can still find them around town. Some of them are set up like four condos in one building, some are side-by-side homes that have ADU's, and some are two duplexes on one lot. They tend to be more expensive than duplexes, but you have to look at the cost per unit to get a true apples-to-apples comparison. If you're interested in being a part-time property manager you can buy a fourplex with a traditional 30-year mortgage and live in one unit and rent the other three out. Keep in mind though with that many units you'll be responsible for any and all repairs in a timely manner so you need to be sure you have access to funds to do that. A common mistake new investors make is to use all their money to purchase the property and then they have nothing in reserve for the inevitable repairs.
